Terms & Conditions

Article 1 — Purpose

These General Terms and Conditions ("Terms") govern the contractual relationship between Villa Bigaradier (hereinafter "the owner") and any individual making a booking (hereinafter "the guest"). Any booking implies full and unconditional acceptance of these Terms.

Article 2 — The property

Villa Bigaradier is a classified holiday rental located at 23 bis Chemin du Petit Brûlé, 97439 Sainte-Rose, Reunion Island. The villa covers 85 m² and comprises 2 bedrooms, 2 bathrooms, a fully equipped kitchen, 3 terraces and a 500 m² tropical garden. Maximum occupancy is 4 people.

Article 3 — Duration and commencement

The minimum rental period is 2 nights. The rental commences at 2:00 pm on the day of arrival and ends at 11:00 am on the day of departure, unless otherwise agreed by both parties.

Article 4 — Rates and payment

The applicable rates are as follows:

Low season (March – June, September – November): 85 € / night
High season (July – August, December – February): 110 € / night
End-of-stay cleaning: 50 € (fixed fee)

A deposit of 30% of the total stay amount is required at the time of booking. The balance is due 30 days before the arrival date. For bookings made less than 30 days before arrival, the full amount is due at the time of booking.

Payment is made online by credit card via the secure Stripe platform. The owner reserves the right to cancel any booking in the event of non-payment within the required timeframe.

Article 5 — Security deposit

A security deposit of 500 € is required on arrival, by cheque or bank transfer. It will be returned within 7 days of departure, less any deductions for damage found on inspection.

Article 6 — Cancellation and refund

In the event of cancellation by the guest:

Cancellation more than 30 days before arrival: full refund of the deposit
Cancellation between 14 and 30 days before arrival: 50% refund of the deposit
Cancellation less than 14 days before arrival: no refund

In the event of cancellation by the owner due to circumstances beyond their control (force majeure, damage, etc.), the guest will receive a full refund of all amounts paid, with no further compensation.

Article 7 — Guest obligations

The guest agrees to:

Use the property responsibly and comply with the house rules
Not sublet the property, even free of charge
Not exceed the maximum occupancy of 4 people
Return the property in the same condition as received
Report any damage or malfunction immediately
Not smoke inside the property

Article 8 — Pets

Pets are not permitted in the villa without prior written consent from the owner.

Article 9 — Liability

The owner cannot be held liable for indirect damages suffered by the guest or their companions during the stay, particularly in the event of theft, accident or force majeure. The guest is liable for any damage caused to the property during the rental period.

Article 10 — Disputes

In the event of a dispute, both parties agree to seek an amicable resolution before resorting to legal proceedings. Failing this, the competent court will be that of the location of the rental property (Sainte-Rose, Réunion), in accordance with French law.
